Plumbing Work For Homes and Rentals

Most residential calls start with something small — a dripping faucet, a toilet that won't stop running, a water heater that's stopped keeping up. We treat those the same way we treat bigger jobs: find out what's actually wrong, then fix that instead of the symptom.

We work directly with homeowners and with landlords managing rental units. If you're not on site, we can walk a tenant through what's happening and send you photos and a price before anything starts.

Every job is licensed under CSLB #1111670 and insured, whether it's a five-minute fixture swap or a full water heater replacement.

How It Works

Four Steps, No Surprises

The same process on every call, whether it's a dripping faucet or a commercial main line.

01

Call or Message

Reach the office or cell directly. Describe the problem and we'll tell you whether it needs a truck today or can wait.

02

On-Site Diagnosis

We find the actual cause — camera down the line when it's a drain — instead of guessing from the symptom.

03

Price Before Work

You get the number and the plan up front. Nothing starts until you've said yes to both.

04

Repair & Clean Up

Work gets tested before we leave, and the area gets left cleaner than we found it.

Questions

Residential Plumbing FAQ

Do you charge for an estimate?

For most residential calls we can give you a price on site once we've seen the problem, at no extra charge.

Can you work with tenants directly?

Yes. If you're a landlord who can't be on site, we can coordinate access and pricing details with your tenant directly and send you photos and a price to approve.

How old is too old for a repipe?

It depends on the material. Homes with original galvanized piping or corroded copper are the usual candidates — we'll tell you honestly if a repipe makes sense or if targeted repairs will hold.

Do you replace water heaters same day?

Often, yes, if the unit is on hand in the size you need. We'll confirm availability when you call.

Got a Leak, Clog, or No Hot Water?

Call and describe what's happening. We'll tell you straight whether it needs a truck today or can wait until tomorrow.
